コロナウイルスがここまで拡大するとは．．．

８月21日、国土交通省は「地価LOOKレポート」を発表しました。これによりますと、コロナウイルスの影響により不動産価値がこれまで続いていた「緩やかな上昇」から「下落」傾向に変化していると書かれています。先に経済は下火に転じていましたが、不動産市場は遅れて兆候が現れてきているようです。

日本の感染者数は世界と比較にならないくらい少ないですし、死者数も拡大にはなりませんでした。しかし冬が近づいてくると、ウイルスが活発になって本格的な第2波がやってくるかもしれません。給料が減額になり、ローンの返済ができなくなる人が増えて、２年後には不動産市場は最悪の状況になると言われ始めています。自宅の売却を考えている人は早く売ることが得策かもしれませんね。

テレワークの導入により、この数か月間で企業の働き方が変化しました。高い家賃を払って都心に住む必要がなくなってきています。こういうことが地価下落の一つの要因となっています。

コロナによって不動産価格が下落すれば、購入価格が安くなることで利回りが上がります。利回りが１５％～２０％であれば買い時のチャンスです！

これからは今までとは違う世界に急速に進んで、不動産への考え方も少しづつ変化していくのだろうとおもいます。
