「住宅宿泊事業の廃止理由調査について」を公表／観光庁

2018年6月15日に住宅宿泊事業法が施行されて以降、住宅宿泊事業者は届け出をすれば、民泊を経営することができるようになりました。では、現状は？
2020年10月7日時点の届出件数は2万7484件。その一方で、事業の廃止件数は新型コロナウイルスの感染拡大のころから増加にあります。住宅宿泊事業の廃止件数が増加していることを受けて、観光庁では、事業の廃止理由について調査が行われました。その結果を見ると、廃止の理由は「収益が見込めないため」が最も多く、「旅館業または特区民泊へ転用するため」、「他の用途へ転用するため」と、何らかの形で事業を続けたいという声もあるようです。
一般的な住宅でも民泊をやりやすいようにとつくられたのが「民泊新法」ですが、旅館業や賃貸業を脅かさないようにと、年間180日を超える営業はできないという制限が設けられています。この「180日規制」は民泊経営の収益にはマイナスに影響しています。コロナで生活が変化していく中で、民泊用の住宅を転換してコワーキングスペースにしたり、家具付きのマンスリー賃貸にしたりする業者も増えているようです。
ようやく日本に根付いた民泊ビジネスなので、収益が見込めなくなってやめていく事業者が増えるのは悲しいことです。もっともっと発展していきますようにと願っています。

Looking at the results, the most common reason for the abolition was "no profit can be expected", "to divert to the inn business " and "to divert to other uses", There seems to be a desire to continue the business in some way.
The "New Minpaku Law" was created to make it easier to do private lodging business even in ordinary houses, but there is a restriction that it can not be open for more than 180 days a year so as not to threaten the inn business and housing business. This "180-day regulation" has a negative impact on the profitability of private lodging management. As life style changes in the amidst of COVID-19, it seems that more and more are converting homes for private lodging into co-working spaces or renting furnished monthly.
Since it is a private lodging business that has finally taken root in Japan, it is sad that businesses are closing, because of the reason that they cannot expect profits. I hope that it will continue to grow.
